A simple introduction

Party wall matters,
explained plainly.

Start here if the terminology is unfamiliar. The right procedure depends on the proposed work and the notice involved.

What does the Party Wall Act cover?

In England and Wales, it covers certain works to shared structures, new walls at the boundary, and excavations near neighbouring buildings. Excavation rules depend on depth as well as distance.

Does planning permission cover party wall matters?

No. Party wall procedures are separate from planning permission and Building Regulations approval. A project may need to satisfy all three.

What should I do if I receive a notice?

Have the notice checked promptly. For party-structure and excavation notices, you can consent in writing or dissent; no written consent within 14 days creates a deemed dispute. New-wall notices have different consequences.

What is a schedule of condition?

A record of the neighbouring property’s condition before works start. It provides a reference if questions about damage arise later.

What is a party wall award?

A document made by the appointed surveyor or surveyors to resolve matters in dispute, setting out relevant works, timing and protective measures. The surveyors must act impartially.
